How we deliver phase by phase

Every project follows a rigorous, documented process, so nothing falls through the cracks between phases and nothing comes as a surprise at the end.

Assessment & Feasibility

We assess the site before any design work begins. Existing conditions, regulatory constraints, utility conflicts, and environmental factors are all documented and mapped, so every design decision that follows is grounded in what’s actually there.

Concept & Schematic Design

We develop concept-level layouts, grading strategies, and infrastructure routing options for owner review. This is where major decisions get made early, before they’re expensive to change.

Design Development

Approved concepts are developed into fully coordinated design development documents: grading plans, utility layouts, stormwater systems, and roadway geometry, with all engineering calculations and permitting strategy confirmed.

Construction Documents & Permitting

Complete, permit-ready construction document sets are produced, fully detailed, dimensioned, and specified. We manage permit applications and AHJ submissions through approval, coordinating with Georgia EPD, GDOT, and local jurisdictions as required.

Procurement & Pre-construction Support

We support subcontractor and contractor selection with constructability reviews, bid-phase RFI responses, and pre-construction coordination meetings. If TBT is also the GC, this phase is managed internally.

Construction Observation

Our engineers make periodic site visits, review contractor submittals, respond to RFIs, and document field conditions throughout construction, protecting design intent from first mobilization to substantial completion.

Closeout & Record Documents

Final as-built drawings, permit closeout documentation, post-construction BMP maintenance plans, and all engineering certifications required for certificate of occupancy and regulatory closeout are completed and delivered.
